Over the years, he added neighboring parcels, ultimately expanding to 2,040 acres. For decades, this property remained untouched. Planning continued for the eventual development of the land.

He eventually transformed the property into a sustainable country club and highly-exclusive private community known as Teháma, which also functions as a sprawling nature preserve.

Teháma encompasses 300 acres with only 90 home sites, preserving over 85% of the area for natural habitats. The golf course, designed by architect Jay Morrish, opened in 1999 and is exclusive to invite-only members.

Original home sites that have yet to be developed sold for prices ranging from $1.5 million to $6.25 million, with the pricier lots offering 10 acres and breathtaking ocean views. In the late 1990s, Pebble Beach Golf Links was offered for sale by the Japan-based Lone Cypress, Co. Hearing of the sale, former MLB commissioner Peter Ueberroth swiftly assembled an investment group, reaching out first to his close friend and neighbor, Clint Eastwood. Richard Ferris, the ex-CEO of United Airlines, became their third primary partner.
